Mercedes-Benz Corporate Headquarters
Flagship manages facilities for Mercedes-Benz USA. When it brought TRAX into the corporate headquarters, the building was not yet back at full capacity — so the deployment had to work for spaces used constantly and spaces used occasionally, and hand the data to Mercedes-Benz IT in a form its own dashboards could read.
Cleaning that follows occupancy, and data that leaves the building.
Mercedes-Benz Corporate Headquarters is a luxury, multi-story corporate office. Mercedes-Benz contracted Flagship Facility Services to manage the facility — an integrated facility management company providing janitorial, maintenance and facility management services to MBUSA.
Flagship contracted TRAX Analytics to bring Clean+Inspect in to support janitorial work and quality control facility-wide. Given the profile of the client, Flagship wanted current technology and data analytics behind its facility management, not a paper process with a report on top.
Two decisions in this deployment are worth borrowing. How they handled a building that was not yet full, and what they did with the data once they had it.
The Challenge
A high-profile corporate account raises the cost of getting it wrong. Flagship is judged on a standard that is visible to everyone in the building, across corporate offices, conference rooms and restrooms, and it needed a system that could hold that standard and evidence it.
The building was also not at full capacity during the initial rollout because of COVID. Cleaning a half-occupied office on a full-occupancy schedule wastes labor in the places nobody used, and the schedule has no way of knowing which places those were.
And Mercedes-Benz IT wanted the cleaning data in its own corporate dashboards — not in a vendor portal someone has to log into separately.
The Solution
Clean+Inspect was rolled out to manage cleaning tasks, inventory, proof of cleaning data and quality control inspections across corporate offices, conference rooms and restrooms.
For the occupancy problem, Flagship installed TRAX QR code cleaning alerts at less-frequented locations. A Mercedes-Benz employee scans the code on their own device to signal that an area has been used and needs service. It costs nothing to install, requires no app on the employee’s phone, and it means service follows actual use rather than an assumption about it.
TRAX then built a dedicated API for the cleaning data and provided it to the Mercedes-Benz IT department, so the data appears on corporate-wide dashboards alongside everything else the company measures.
The implementation, training and level of adoption went well enough that Flagship and Mercedes-Benz expanded the system to other corporate locations nationwide.
What TRAX deployed
- Clean+Inspect facility-wide across corporate offices, conference rooms and restrooms
- Cleaning task management, inventory tracking and proof of cleaning data
- Quality control inspections run by Flagship supervisors
- Bluetooth proximity beacons for proof of service
- TRAX QR code cleaning alerts at less-frequented locations, scannable by Mercedes-Benz employees on their own devices
- A dedicated API delivering cleaning data into Mercedes-Benz's corporate-wide dashboards
- Expansion to additional Mercedes-Benz corporate locations nationwide following the rollout
The Benefits
- Service that follows actual occupancy, which matters most when a building is not full
- A way for employees to request service without an app, a call or a ticket
- Proof of cleaning data available whenever the client asks, rather than reconstructed
- Cleaning data delivered into the client's own dashboards through an API, not locked in a vendor portal
- A deployment strong enough on adoption to justify a nationwide expansion
The deployment began in May 2021 on a three-year contract. On the strength of the implementation, training and adoption, Flagship and Mercedes-Benz expanded the system to other Mercedes-Benz corporate locations nationwide — including the Grapevine, Texas locations covered in a separate case study.
